Condensation isn’t often given a second thought – until it leads to the appearance of black mould. Fortunately, it doesn’t have to, and who better to prevent this than Peter Cox, who have treated people’s homes since 1951.
The property preservation experts sort out anything from mouldy, damp walls, to ancient insulation and rusty wall ties. “Condensation issues can sometimes be solved simply, by improving ventilation,” says Deborah McLintic, one of Peter Cox’s local surveyors. “However, more serious and persistent condensation problems may require professional solutions to ensure the issue is properly dealt with. If you are unsure then simply book a survey.”
Peter Cox surveyors are highly experienced, with Deborah winning Rentokil’s Surveyor of the Year award for 2022. Deborah, from Penwortham, has managed property for the RAF (meeting the late Queen Elizabeth II), the Army and Eric Wright Construction. Deborah or another friendly colleague will bring along a hygrometer which measures temperature and relative humidity, giving an accurate indication of the likelihood that condensation will appear in that room.
If required, Peter Cox’s anticondensation paint can be used, creating a thermal barrier so moisture from saturated air will not form condensation on cold walls. This inhibits mould and fungal growth. For serious cases of condensation, ventilation will need to be improved. Another growing issue has been rusting wall ties. If your property was built prior to the 1960s, it could be at risk – this is due to the butterfly ties, between internal and external layers of brick, being made of iron, which rusts over time.
Furthermore, old insulation that isn’t doing its job is not going help you save money, especially with energy prices at current levels. A survey will include a thorough search of attic or roof spaces which should be insulated correctly.
